Here is a step-by-step guide to selling your home in San Francisco; several aspects can make a significant difference in time and money. Note: this does not apply to off-market sales

Home walk-through. The most important part is getting to know your needs, timeline, and special requests for selling the home as well as you getting to know me! While walking through your home, I collect information about your story and the property's history. I will come prepared with a Comparative Market Analysis (CMA) based on current market conditions and recent sales of similar surrounding homes and make suggestions (repairs, ways to market) to get top dollar based on your home's needs.
Price your home. Price strategy is essential to maximize buyer interest. After setting the price, we can calculate estimated costs and proceeds.
Preparing your home for sale. My dedicated team, trusted referrals, and I will get to work on repairs, staging, photographing, and any further needs. A pre-escrow company (handles money and title paperwork) is selected to gain access to title documents. We will come up with a protocol for offer presentation and prepare a disclosure package with property history and legal documents pertaining to the home. If pre-sale inspections are needed, we will conduct these at this time.
Your home is on the market. Property description, photos, and open house times are entered into the MLS and populated to all major real estate search websites. I will tirelessly work to get your home shown on private appointments and open houses. The most important part of this process is keeping an open communication about interest levels and expectations. Offers are received on either an offer date or first come first serve basis. Together we review offer(s) details—negotiating strategies and possible counter-offers.
A ratified offer aka "in-escrow". You accept an offer. Escrow opens and buyer’s initial deposit is received. I will be in constant communication with you of important dates and deadlines. I will coordinate appointments (inspections, appraisal) and continue to show the property until all Buyer contingencies (if any) are removed and the home goes "pending". I will facilitate any repair work necessary (if applicable) and schedule the city mandated energy and water compliance, smoke detectors, water heater strapping, and other improvement law appointments that are required during a home sale.
Close of escrow. Once buyer contingencies of the sale are removed, I will schedule a de-staging of the property. A few days before escrow closes you can either sign closing documents at the escrow office, by mobile notary, or if abroad at an American Consulate. The purchase price minus closing costs reflect in escrow, SF County Records the sale, and you just sold your home!
